Pricing
How we price painting, pool, floor, kitchen, bathroom and roof work in Melbourne.
There is no price list, because no two surfaces are the same. Every job gets a free, no-obligation quote with the scope written down.
Why there is no price list
Two jobs with the same name rarely cost the same. A pool repaint can mean a light sand and two coats on a sound shell, or stripping a failed coating and patching hollows first. A garage floor can be a smooth new slab or an oil-soaked one that needs grinding back. A flat rate would be wrong for one of them, so we price the job in front of us.
What you get instead is a free quote with the scope written down: the surfaces, the preparation, the system we recommend and anything that is not included, so you can compare it properly. There is no obligation to go ahead.
Every surface
What moves the price, whatever the job.
Size
The area of wall, floor, roof or pool shell, plus the details that take time: trims, steps, edges and cutting in.
Condition
Peeling paint, cracked render, hollow spots, rust or a failed coating all need repairing before anything new goes on.
Preparation
Washing, sanding, grinding, etching or stripping, depending on the surface. It is often the biggest part of a finish that lasts.
Access
Height, roof pitch, stairs, tight spaces, and how much has to be moved or protected before work starts.
The system you choose
Paints, pool coatings, epoxy and roof membranes differ in material cost, number of coats and curing time.
Several jobs at once
Surfaces quoted together are scoped in one visit and can share set-up, access equipment and clean-up.

Residential & Commercial Painting
Interior Painting
- Floor area and ceiling height: tall walls and stairwells need more paint, time and sometimes planks.
- Amount of trim: doors, architraves, skirting and balusters are slow brush work compared with open walls.
- Surface condition: a light sand is quicker than patched, stained or old gloss surfaces.
- Colour change: a deep colour over a light wall, or light over dark, can need extra coats.
Exterior Painting
- Single-storey or double-storey, which decides ladder, platform or scaffold access.
- How much old paint has failed, since flaking boards take far more scraping and priming than a sound wall.
- The amount of fiddly brush work on window frames, trims, gates and fence palings.
- Which way the walls face, because north and west elevations usually need the most preparation.
Surface Prep & Plaster Restoration
- The number of cracks and joints, and whether they need filling or raking out and taping.
- Cornice condition, from a few open mitres to re-fixing long runs.
- How much sanding old enamel trim and heavy paint build-up need.
- Access, such as stairwells and high ceilings that need platforms.
- Whether painting follows straight on, which makes one combined job more efficient.
Specialty Finishes
- How much surface there is: one door versus a two-storey staircase with balustrade.
- Condition of the old finish: flaking varnish is stripped to bare timber, a sound one only keyed.
- The finish itself: lime wash and textured coatings go on in several hand-applied coats.
- Access: tall entry doors, stairwell walls and high voids may need platforms or scaffolding.
Pool Painting & Pool Surface Repairs
Pool Resurfacing & Painting
- Surface area, counting walls, floor, steps and benches.
- Whether the shell is concrete or fibreglass, and the state of its current coating.
- How much old coating must come off, from a light sand to a full strip.
- The system you choose and the season, since cool or wet weather stretches the program.
Cosmetic Pool Shell Repairs
- How many cracks, hollows and blisters there are and how far they are spread across the shell.
- Whether the shell is rendered concrete or fibreglass, since each needs different materials and tools.
- How deep the drummy render goes before a firm edge is found.
- Whether the repairs are booked with pool resurfacing and painting or as a separate visit.
Pool Coping & Surround Refresh
- The length of the pool edge and the area of surround to wash and seal.
- How many joints need re-grouting and how many cracks need filling.
- Stone type: porous sandstone and terracotta absorb more sealer than dense brick or concrete.
- Clear versus pigmented sealer, and whether an old failed sealer must be stripped first.
Acid Washing & Surface Prep
- Pool size and depth, which set the area to be washed and etched.
- How much calcium scale has built up and how long it has been there.
- Whether the shell is concrete, render or fibreglass, as each needs different prep.
- Whether you are changing systems, as going from chlorinated rubber to epoxy means stripping the old coating back.
- Access for equipment and where the drained water can go.
Epoxy Flooring & Seamless Coatings
Garage & Workshop Epoxy Floors
- Floor size: single garage, double, or long workshop bay.
- Slab condition: oil soak, old paint and cracks all add preparation time.
- Full-flake or solid-colour, since flake floors use more material plus a clear topcoat.
- Extras such as anti-slip grit or a coated threshold at the roller door.
- Clear-out: an empty garage is quicker to coat than one we work around.
Commercial & Retail Epoxy Floors
- Area and layout: an open showroom is quicker than a cafe with booths and a tight kitchen.
- Concrete condition: old tile adhesive, vinyl glue, oil stains and cracks add grinding time.
- Finish: a metallic floor is hand-worked and needs more coats than a solid colour.
- Topcoat: gloss, satin or matt polyurethane, and whether slip-resistant additive is needed.
- Staging: after-hours, weekend or zoned work so part of the space stays open.
Concrete Grinding & Surface Preparation
- Floor area, and how much of it needs slower hand grinding at edges.
- What is on the slab: bare concrete grinds quickly, thick old epoxy or tile adhesive takes longer and wears tooling.
- The number and size of cracks and spalled joints to fill and grind flush.
- Moisture readings, which decide whether a standard or moisture-tolerant primer is needed.
- Access for the equipment: stairs, tight doorways or fixed racking.
Patio & Outdoor Walkway Coatings
- The area in square metres and how many steps, edges and zones need hand detailing.
- How much grinding and repair the slab needs; a failed coating takes longer to strip than sound concrete.
- The system: polyaspartic shortens the job but usually costs more as a material than polyurethane.
- The texture grade, any contrasting border, and access for the grinder through side gates and stairs.
Kitchen & Bathroom Cosmetic Makeovers
Cabinetry & Vanity Resurfacing
- Door, drawer front and panel count, and whether carcasses and kickboards are included.
- The substrate: laminate, veneer, old two-pack and DIY paint each need different preparation.
- Surface condition, including chipped edges, old handle holes and water damage near the sink.
- The size of the colour change, since dark to pale needs more coats.
- Sheen and system, spraying versus rolling, and access such as a lift-only apartment.
Tile Resurfacing & Re-Grouting
- The square metres of tile and the number of rooms.
- How much grout needs cutting out and replacing rather than coating over.
- Tile condition: soap scum, old paint or chipped edges add preparation time.
- How many fittings and edges need masking; a shower recess takes longer than a splashback.
- Whether vanity resurfacing or new hardware is done on the same visit.
Tiling & Splashbacks
- The area in square metres and whether it is a splashback, a floor or both.
- Tile size and pattern: mosaics and herringbone take longer than large tiles in a straight bond.
- How many cuts the room needs around power points, windows, niches and fixtures.
- How much levelling the substrate needs once the old tiles are off.
- The tile itself: porcelain and feature ceramics cost more per box than plain ceramic.
Benchtop & Hardware Updates
- How many handles, hinges and fixtures are changing.
- Filling and touching up old holes, which takes longer than a like-for-like swap.
- Mirror size and fixing method, and whether the wall needs patching once the old mirror is off.
- Whether you supply the hardware or we do, and the finish you choose.
- Whether it is done in the same visit as cabinet resurfacing or tile recoating.
Roofing & Gutter Maintenance
Roof Cleaning & Restoration
- Roof size and pitch: steep or large roofs take longer to wash, point and coat.
- How much ridge work: repointing only, or re-bedding caps where mortar has failed.
- Roof type: concrete tile gets the full job, terracotta usually skips the coating, metal needs its own primer.
- Access and growth: double storey, trees, solar panels, and how heavy the moss and chalk are.
Gutters & Downpipes
- Length of gutter, number of downpipes, and single or double storey.
- How full the gutters are: a light seasonal clear is quicker than compacted mulch with grass in it.
- How many joints, corners and holes need patching or resealing.
- Gutter guard on every run or only under the trees, and the roof type it must suit.
- Access: steep pitches, solar panels, tight side boundaries and soft ground for ladders.
FAQ
Pricing questions, answered.
How much does a job cost?
It depends on the surface, its size and condition, the preparation it needs, access and the system you choose. We do not publish prices because the same job title can mean very different work. A free quote gives you the price for your job, with the scope written down.
Why is there no price list?
Because a list price would be wrong for most jobs. A starting figure that changes once the surface is inspected helps nobody, so we quote each job on what it actually needs.
Do I pay anything for the quote?
No. Quotes are free and come with no obligation to go ahead.
Can one quote cover several surfaces?
Yes. Tell us everything on the list. Surfaces quoted together are scoped in one visit and can be scheduled as one run.
