Commercial & Retail Epoxy Floors in Melbourne

Seamless, easy-clean floors for shops, showrooms, cafes and offices.

Commercial and retail epoxy flooring is a seamless decorative coating laid over concrete in shops, showrooms, cafes, offices and small warehouses. It suits any business that needs a floor that looks sharp under lighting, mops clean after trade and stands up to stools and trolleys. Peak Surfaces lays these floors across Melbourne and Victoria.

Where a garage floor is built for oil and tyres, a commercial floor is built to be seen. Choose a solid colour matched to the fit-out, a metallic finish with depth and movement under downlights, or a quiet satin surface that lets the stock do the talking. A polyurethane topcoat then guards against UV and daily scuffing.

When you need it

  • Your shop or cafe floor is stained, chipped or patched with odd tiles.
  • A new tenancy sits on bare concrete and you want one seamless surface instead of vinyl seams.
  • Grout and vinyl joins trap grease, so cleaning takes longer than it should.
  • A showroom or reception floor has to photograph well and impress walk-in clients.
  • The lease says the floor must be made good before you hand the space back.

What is included

  • Site inspection of the concrete, moisture, old coverings and trading pattern.
  • Diamond grinding to strip old coatings and glue.
  • Crack, spall and control-joint filling, then a primer matched to the slab.
  • Decorative epoxy in a solid colour or a hand-worked metallic finish.
  • Polyurethane topcoat in gloss, satin or matt, with slip additive where needed.
  • Masking of shopfronts and fixed fit-out, then a full clean-up at handover.

Our preparation and application process

  1. Step 1: Inspect the slab

Moisture, old sealers, oil and joint movement are checked; each changes the primer and timing.

  2. Step 2: Protect the fit-out

Counters, displays, shopfront glass and door tracks are masked; grinding dust is captured at the tool.

  3. Step 3: Grind and repair

Diamond grinding removes old coatings and glue; cracks, spalls and joints are filled and sanded flush.

  4. Step 4: Apply the colour

Epoxy goes down in one pass per zone so there are no joins; metallic pigments are worked in wet.

  5. Step 5: Seal, cure, hand back

Polyurethane goes over the cured epoxy; the zone stays taped off until cured, then is handed back clean.

Materials and systems

Decorative two-pack epoxy

A pigmented, self-levelling coating that bonds to prepared concrete for a seamless solid-colour floor.

Metallic epoxy finish

Epoxy with metallic pigments moved through it wet, giving swirls and depth like polished stone under downlights.

Polyurethane topcoat

A clear wearing layer that holds its colour in sunlight and resists scuffs and spills better than bare epoxy.

What affects the cost

  • Area and layout: an open showroom is quicker than a cafe with booths and a tight kitchen.
  • Concrete condition: old tile adhesive, vinyl glue, oil stains and cracks add grinding time.
  • Finish: a metallic floor is hand-worked and needs more coats than a solid colour.
  • Topcoat: gloss, satin or matt polyurethane, and whether slip-resistant additive is needed.
  • Staging: after-hours, weekend or zoned work so part of the space stays open.

How long it takes

A commercial epoxy floor typically takes two to five days from grinding to handover, depending on the area, the repairs needed and whether the job is staged. Grinding comes first, then the decorative epoxy, then the polyurethane topcoat once the epoxy can be walked on.

The finished floor typically takes light foot traffic within a day, furniture after a few days and trolleys after about a week, depending on temperature and ventilation.

How to prepare

  • Tell us when you trade and when the space can be empty.
  • Clear stock, loose furniture and floor-standing displays; fixed fit-out stays and is protected.
  • Mention old coverings, glue or sealers under the current floor; photos help.
  • Hold deliveries and trolleys until we confirm the floor has cured for wheeled traffic.

FAQ

Commercial Floors: questions people ask.

How much does a commercial epoxy floor cost in Melbourne?

It depends on the floor area, the concrete's condition, the finish and how the job is staged around trading. Metallic finishes take more hand work than solid colours, and old tile glue adds grinding time. Ask for a free, no-obligation quote.

How long does it take to epoxy a shop or cafe floor?

Typically two to five days from grinding to handover, depending on the area, repairs and staging. Most of that time is curing between coats; trolleys and heavy fixtures need extra days.

Can you do the work without closing the business?

Often, yes: work can run after close, over a weekend or in zones so part of the floor stays open while the rest cures. Grinding is noisy and dusty, so that stage suits an empty space.

Is a metallic epoxy floor practical for a busy cafe or showroom?

Yes, provided it is sealed with a polyurethane topcoat. The metallic effect sits in the epoxy layer, and the topcoat takes the chair legs, spills and sunlight so the finish keeps its depth.

Can epoxy go over existing tiles or vinyl in a retail space?

Vinyl and its glue come up and the concrete beneath is ground before coating. Tiles usually come up too; grout lines telegraph through a thin coating and glazed tile bonds poorly.
