Roof Cleaning & Restoration in Melbourne

Washed, treated, re-bedded and coated: the roof you have, looking new again.

Restoration of a structurally sound roof. Not re-roofing or roof replacement.

Roof cleaning and restoration brings a structurally sound tile or metal roof back to a clean, sealed, even colour without replacing it, and it suits homeowners, landlords and small businesses whose roof looks tired but still keeps the water out.

On a concrete tile roof that means a high-pressure clean, moss and lichen treatment, ridge caps re-bedded and repointed, then a reflective membrane coating in the colour you choose. Glazed terracotta is usually cleaned, treated and repointed but not coated; metal is cleaned, treated, primed and coated.

We do not re-roof or replace roofs; restoration is for a roof that is sound underneath. From Coolaroo we cover Melbourne and Victoria, and the same team handles Gutters & Downpipes.

When you need it

  • Concrete tiles have faded to a chalky, patchy colour, worst on the sun-facing northern slope.
  • Moss and lichen cover the shaded south side and hold water against the tiles long after rain.
  • Ridge mortar has cracked or dropped out, so caps rattle in wind and water gets under the ridge.
  • A metal roof has dulled and the colour chalks off on your hand.
  • You are selling or re-letting and the roof is the first thing a buyer sees.

What is included

  • High-pressure washing from the ridge down, so dirt, moss and chalky residue wash out through the gutters.
  • Moss and lichen treatment sprayed over the clean roof to kill what the wash cannot reach.
  • Ridge and hip caps re-bedded where the mortar has failed, then every cap repointed with flexible pointing compound.
  • A primer or sealer suited to concrete tile or metal, then reflective membrane in two coats of your chosen colour.
  • Gutters flushed of wash sludge, and overspray protection for walls, windows, solar panels and cars.

Our preparation and application process

  1. Step 1: Inspect and plan

We walk the roof, mark failed bedding and heavy growth, and confirm the colour.

  2. Step 2: Protect the surrounds

Tank inlets are isolated, and windows, solar panels, paving and garden beds below the eaves are covered.

  3. Step 3: Wash and treat

The wash takes moss, lichen and chalk back to a sound base, then the treatment is sprayed on and left to work.

  4. Step 4: Re-bed and repoint

Failed bedding is chipped out and replaced, left to set, then every ridge and hip cap is repointed with flexible compound.

  5. Step 5: Coat, cure and clean up

On a dry roof: primer, then the membrane coats, each dry before the next and the last timed for a rain-free window; gutters are flushed and covers lifted last.

Materials and systems

Moss and lichen treatment

Sprayed after the wash to kill what the water left behind and slow regrowth.

Bedding mortar and flexible pointing compound

Mortar holds the ridge caps; flexible pointing seals over it and moves with the roof where rigid mortar cracked.

Reflective roof membrane

Primer or sealer then two top coats that seal the surface and reflect more of the sun's heat than a bare, chalky roof.

What affects the cost

  • Roof size and pitch: steep or large roofs take longer to wash, point and coat.
  • How much ridge work: repointing only, or re-bedding caps where mortar has failed.
  • Roof type: concrete tile gets the full job, terracotta usually skips the coating, metal needs its own primer.
  • Access and growth: double storey, trees, solar panels, and how heavy the moss and chalk are.

How long it takes

A full concrete tile restoration on a single-storey home typically takes three to five working days, depending on roof size, ridge work and weather.

Bedding mortar is left to set, usually overnight, before pointing, and each membrane coat dries before the next, typically a few hours in warm weather and much longer in a cold Melbourne winter.

How to prepare

  • Move cars off the driveway and clear furniture and pots from under the eaves.
  • Tell us if downpipes feed a rainwater tank so we can divert them before the wash.
  • Keep windows closed and pets inside on wash and spray days.
  • Choose your colour early; gutters and fascias are easier to match once the roof colour is set.

FAQ

Roof Restoration: questions people ask.

Do you re-roof or replace roofs?

No. We clean, treat, repoint and coat the roof you already have; we do not replace it. If we find rotten battens, widespread cracked tiles or rusted-through sheets, we say so, because that is a re-roofing job, which we do not do.

How much does roof restoration cost in Melbourne?

It depends on the roof, so we quote each job after a walk-over inspection, free and with no obligation. Area, pitch, how many ridge caps need re-bedding, whether it is tile or metal, how heavy the growth is and access all move the price.

How long does a roof restoration take?

Typically three to five working days for a concrete tile roof on a single-storey home, depending on size, ridge work and weather. A wet forecast pushes the coating days out, because the membrane needs a dry window to cure.

Can you restore a terracotta roof?

Yes, usually without the coating. Glazed terracotta is washed, treated for moss and lichen and has its ridge caps re-bedded and repointed; the fired glaze is the finish and comes up well once the grime is off.
